The flat will be rented on a shared house basis and the tenancy agreement requires the nomination of a lead tenant for me to liaise with as necessary. The monthly exclusive rent payable in advance is calculated on the basis of £55 per week per person this amounts to a monthly rental of £715. On the basis of current gas electricity council tax and water charges I estimate that the average weekly total cost would be in the range of £70- 80 per week per person depending on energy consumed. The standard tenancy agreement contains a condition about behaviour which will cause annoyance to neighbours particularly in terms of music noise etc. between 11.00pm and 7.30am and I am insistent that this is adhered to and terminated the previous tenancy agreement because this was constantly disregarded. For this reason I will give preference to working people and post graduate students with positive references from previous landlord and I will not let to undergraduates under 21 years old but may consider mature students with 2 positive most recent landlord references. Constantly lies about things (e.g getting furniture (and if you remind him hell say you want too much) getting things fixed returning money Very tricky and unpleasant guy.
